**PRICING**
All Study Plans are $99 at 3-D HOME PLANS.
Construction Drawings are priced by category, based on complexity. Category 'A' = $699 Category 'B' = $799 Category 'C' = $899 Category 'O' = $299
Shipping costs are determined by the shipping method you select.

**WHAT YOU GET**
Plans can be purchased in 2 levels: Study Plans, and full Construction Drawings.
*Study Plans* Included are 2 sets of blueprints consisting of: Fully dimensioned floor plans 2-D exterior elevations of all sides. All plans and elevations are presented at ź" = 1'-0" (quarter scale)
*Construction Drawings* Included is 1 set of vellums* and 2 sets of blueprints consisting of: Floor plans at ź"= 1'-0" scale, fully dimensioned with window and door sizes and typical electrical layout Exterior elevations at ź" = 1'-0" scale with exterior finishes Building sections at ź" = 1'-0" scale showing foundation, framing and ceiling profiles Foundation plan/floor framing at ź" = 1'-0" scale with sizes of footings, piers, floor joist sizes, location, direction and hold-downs Second floor framing at ź" = 1'-0" scale with floor joist layout, beam sizes, shear wall locations with hold-downs Roof framing plan at ź" = 1'0" scale showing ridges, hips, valley sizes, framing sizes, shear walls and beam sizes Details of framing connections including shear wall schedule, energy report and general notes *A vellum is a type of paper that allows additions or changes to be made directly on the original. After these changes are made a local blueprint shop can run as many prints as you require.

Not Included

Interior Decorating - Our plans do not include interior decorating. Every owner has different tastes in style and level of cost. For example, our plans show the location and layout of kitchen countertops but not the color or material such as tile, Corian or granite. All cabinets can be selected at a local kitchen shop by the owner so there is no need for interior elevations of cabinets on our plans.
Material Take-Offs - We also do not include material take-offs because most quality contractors insist on doing their own, local materials vary and, of course, owners finish the specifications to include moldings, floor coverings, etc.
Structural Calculations - All the plans on this site have been built in California under the UBC (Uniform Building Code) version in force at the time of construction (1994 or 1997). Santa Clara County is located in earthquake zone #4 (the most severe). Each customer will need to have calculations done by a local structural engineer to comply with new codes or local requirements in force at the time of your building department permit applications.
Energy Codes - The plans show the requirements of the California energy code in force at the time of their creation. Although California has very conservative energy requirements, Santa Clara County has a mild Mediterranean climate with dry summers and no snow in the winter. Customers will need to verify compliance to local energy requirements.
Soils Report - Most building departments will not require a soils report unless your property is located in an area of know hazards or steep hillsides. Check with your local building official. A soils report is done by a licensed civil engineer. His report would make recommendations on the type of foundations your home would require.
Site Plan - Locating the house on the property is required by the building department. A grading and drainage plan would be drawn by a civil engineer.
