Does an architect who designs floor plan for home usually get to keep ownership of the drawings/documents?
Reviewing a contract with an architect to draw up floor plan, and the contract states that he will retain ownership of the drawings and documents.
I would also like to know why. I am trying to relate it to music – you buy a song, but you don’t own it – just the right to listen to it. I just don’t see it with a floor plan. If I want to build another duplicate house – I would not have the right to use the plans without approval/payment to architect?
You buy the floor plan and have a right to use it.. You buy a song you get to use it,Listen to it or what ever.
The architect can resell the plans just as a song writer can resell the song to others to listen to, use in a ad , whatever.
As far as reusing the plans to build an identical house, that would be what ever the contract says because builders can reuse plans when agreed upon with the architect getting royalties off each house sold.. GL

You’re not getting a house, you’re getting a mobil home. Big mistake! A house is built on a solid foundation and is normally unmovable. A mobil home is a cardboard and tin box that looks pretty at first but like garbage after a wind storm. Take my advise. BUY A HOUSE! Then you can build equity by time you are old, leave it to the kids in your will, so they can sell it and squander the money on a brand new mobil home. History repeats itself.
I design floor plans for houses and I need to know how I can go about selling them to potential home buyers?
First off, are you a carpenter, or x-carpenter? I built homes for 15 years. I’m sick of it. If you the designer have never been a carpenter, put your pencil down. Get out into the field and build one of your messes first. Then decide if your plans are feasible. I really wish this world would go back to simple. Where did simple go? No more funky angles wherever you feel like it, no more stupid tray ceilings, no more houses with 34 different roof lines. STOP IT! You build it! Thank you. Got that off my chest.

I want to create my dream home, but need a few pointers on what to incorporate and include in my home. How do I create the basic floor plan of the home?
write down special things you want to include… then go to some books that have blueprint plans. You can pick one that is the size you want to build and style, and then rearrange the rooms the way you want. It’s just a basic guide to help get started…aids in design that may save you a bunch of $$$..

where can I get original property floor plans of my home?
If you can find the contractor that built your house…he may still have them. Sometimes they leave them in the rafters of the basement.

I just bought a new home – love the floor plan but not the kitchen. The previous owners have put granite floors, stone tiles for countertop, maple cabinets and white appliances. The ganite is black with brown spots like pattern – it is similar to the photos posted in the previous discussion named "Kitchens I have designed". The countertop is light brown with brown grout and the maple cabinets are the light colored kind. If you can imagine it – nothing goes together in the kitchen.
I am not sure if I want to change the granite floors as that extends to the family room (open plan). Currently the walls are beige and I am planning on changing that to brown (not very dark but dark). What else should I change in the kitchen to make it look look beautiful? I am looking around in the forum and see very talented and creative people here – so, I am hoping to get some opinions about this. Please do let me know. I really appreciate it!

as a contractor and without seeing the kitchen, here are my initial thoughts,leave the floor as is is the most expensive to change out. I would consider changing the countertops to a some what lighter color and going with a solid surface like cambria or corian. also change the wall color find a complimentary shade your idea for a lighter brown is good as thet are very popular colors right now. Ithink you should also change your white appliances out for stainless steel. lastly if they dont have them already find some nice pulls for your cabinet doors and drawer fronts .they add a lot ..good luck

Anyone have any ideas? I have looked at hundreds of sites it seems, but not alot of the plans have jumped out at me.
